1. Who these terms are with

These Terms and Conditions govern your use of info.probatehousemn.com (the “site”). The site is operated by RHKMJ Inc, doing business as Keith Hittner (“we,” “us,” or “our”). Keith Hittner is a licensed Minnesota real estate broker, license #20617926, affiliated with Coldwell Banker Realty. By using the site you agree to these terms. If you do not agree with them, please do not use the site.

2. What this site is

The site does one thing: it lets someone handling an inherited house in Minnesota request the Minnesota Inherited Property Kit. The kit is three documents, sent to you by email:

• “Probate Property Readiness Checklist”
• “Probate Real Estate and You: Avoiding the 7 Biggest Mistakes Made in Probate Real Estate”

There is no download link and there is no calendar to book. After you submit the form, if it is a good fit, Keith will call you himself.

3. The kit is general information, not advice

Keith Hittner is a real estate professional who works with personal representatives and families selling an inherited home. He is not an attorney, and nothing on this site, in the kit, or in a conversation with him is legal or tax advice. Estates differ, and which rules apply to yours is a question for the attorney handling it. Ask yours.

The kit and this site are general information about selling an inherited house in Minnesota. They are not a promise about what your estate can do, what your house is worth, how long anything will take, or what any sale will produce.

4. No agency relationship until you sign one

Requesting the kit, submitting the form, or talking with Keith does not create an agency, brokerage, or representation relationship, and does not obligate you to list or sell anything. A brokerage relationship begins only if and when you sign a written agreement with the brokerage, and its terms are whatever that agreement says.

6. The information you give us

Please give accurate information, and give it only for a property you actually have a role in. Keith uses the address you enter to look up public information about the house, so a wrong address wastes both your time and his.

7. Content and the documents

The site’s text, images and the three documents in the kit belong to RHKMJ Inc or its licensors. You are welcome to keep the kit, print it, and share it with the family members and professionals working on your estate. You may not republish it, sell it, or present it as your own.

8. Links to other sites

The site may link to pages we do not control. We are not responsible for their content or their privacy practices.

9. Limitation of liability

To the fullest extent permitted by law, RHKMJ Inc is not liable for any indirect, incidental or consequential damages arising out of your use of the site or your reliance on the general information in the kit.

10. Changes to these terms

We may update these terms. When we do, the “last updated” date at the top of this page changes. Continuing to use the site after that means you accept the updated terms.
