Important notice about text messaging data
RHKMJ Inc (“we,” “us,” or “our”) does not share customer opt-in information, including phone numbers and consent records, with any affiliates or third parties for marketing, promotional, or any other purposes unrelated to providing our direct services. All text messaging originator opt-in data is kept strictly confidential.
1. Who we are
This site is operated by RHKMJ Inc, doing business as Keith Hittner. Keith Hittner is a licensed Minnesota real estate broker, license #20617926, affiliated with Coldwell Banker Realty. He is a real estate professional who works with personal representatives and families selling an inherited home in the Twin Cities metro.
This site exists for one purpose: to send you the Minnesota Inherited Property Kit and to let Keith follow up with you about the property.
2. What we collect
What you enter in the form
- Your first and last name
- Your email address, which is how the kit is delivered
- Your mobile phone number
- The address of the inherited property
- Where things stand with the property right now
- The type of property, and whether it has an HOA
How you got here
-
Advertising and attribution values carried on the link you arrived on (for example
utm_source,utm_medium,utm_campaign,fbclidandgclid), plus the page that referred you. These are stored in your browser and submitted with your request so we know which ad or page brought you here.
Collected automatically
- IP address, browser and device type
- Pages viewed and how you moved through the form
Your consent record
- The exact wording of the consent you agreed to, the version of that wording, when you agreed to it, the page you were on, and the IP address and browser your device reported at that moment. That record is what proves you asked to hear from us.
We do not ask for and do not want a Social Security number, a date of birth, bank or payment details, or any document from the estate file. Please do not send those through this site.
3. How we use it
- To email you the Minnesota Inherited Property Kit
- So Keith can call, text or email you about the inherited property and answer your questions
- To look up public information about the property before that call
- To measure which ads and pages actually bring people here
- To keep the records we are required to keep
We do not sell or rent your personal information, and we do not share it with anyone for their own marketing.
4. How the kit reaches you
The Minnesota Inherited Property Kit is delivered by email. There is no download link on this site, so submitting the form means you will receive at least one email from us: the one carrying the kit. Your submission is stored in our customer relationship system, which is what sends that email.
5. Calls, texts and email: your consent
When you submit the form, this is the consent you are agreeing to, word for word:
By tapping below you agree to receive calls, texts and emails from Keith Hittner about your inherited property. Reply STOP anytime. Standard rates apply.
Consent wording version 2026-08-20.v1. We record which version you agreed to and when.
- You only receive messages if you submitted the form and agreed to the text above.
- Message frequency varies with your conversation; there is no fixed campaign schedule.
- Message and data rates may apply, depending on your carrier and plan.
- Reply STOP to any text to stop texts. Reply HELP for help.
- Carriers are not liable for delayed or undelivered messages.
- Agreeing to be contacted is not a condition of buying or selling anything, and you can withdraw it at any time.
6. Who else sees your information
We share what you submit only with the providers that make this site and our follow-up work, and only for that purpose:
- Our customer relationship system, which stores your request, sends the kit and records your consent
- Our website host and its performance and traffic analytics
- Our advertising measurement tools, when they are enabled. They receive a signal that a request was submitted, together with your name, email address, phone number and, where the address you entered supplied one, your postal code. The advertising platform uses those to match the conversion to your visit, and hashes them to do it. Your answers about the property are not sent to them.
- Google Maps Platform, if you use the address suggestions in the property address field. What you type in that one field is sent to Google to produce the suggestions.
- Coldwell Banker Realty, where a real estate transaction actually goes forward and brokerage records are required
- Anyone we are legally required to share it with, such as in response to a court order
Text messaging originator opt-in data and consent records are excluded from all of the above except the providers that deliver the messages themselves.
7. Cookies and browser storage
The form saves your progress in your browser so you can come back and finish without starting over. Your browser also holds the attribution values described in section 2 and a flag that keeps a single submission from being counted twice. Clearing your browser storage removes all of them. Cookies used for analytics and advertising measurement can be controlled through your browser settings.
8. Your choices
- Reply STOP to any text message to stop texts.
- Use the unsubscribe link in any marketing email to stop those emails.
- Tell Keith on the phone to stop calling, and he will stop.
- Call the number at the bottom of this page to ask what we hold about you, to correct it, or to ask us to delete it.
9. How long we keep it
We keep your request, our correspondence with you and the record of your consent for as long as we are working with you, and after that for as long as applicable law and real estate brokerage record-keeping obligations require. If you ask us to delete your information, we will tell you plainly what we can remove and what we are obliged to keep.
10. Security
We use reasonable administrative and technical measures to protect what you send us, including encryption in transit and access controls on the systems that hold it. No method of transmission or storage is completely secure, and we do not claim otherwise.
11. Children
This site is meant for adults handling an inherited property. It is not directed to children under 13, and we do not knowingly collect information from them.
12. Changes to this policy
We may update this policy. The current version always lives on this page with its effective date at the top. If we change the consent wording in section 5, that wording gets a new version number, and it applies only to consents given after the change.
13. Contact us
Questions about this policy, or about what we hold on you? Call and ask.
